Alberton Property
The Alberton property market has become quite active over the last three months. If the interest
rates stay at the current levels the market should improve even more over the next year. Property
prices in Alberton should improve by not more than 5% to the end of the year, as the buyers are
very wary of "overpaying", unless there is a severe shortage of properties on the market.
New property developments are slow to pick up as Alberton does not have an "over
supply" of available land for development, except perhaps for residential stands in Meyersdal. New Redruth,
traditionally being the "new cluster and sectional title" development area in Alberton
due to the large stands, achieved abnormal prices for stands in 2006 and 2007. Developers nowadays pay careful
attention to the prices of development land in order to remain realistic when selling the properties
on completion of a complex.
More first-time property buyers are entering the market because of the low interest rate and
due to the renewed commercial and industrial developments on the R59, potential buyers and tenants of Alberton
properties are on the increase.
The lowest price of Alberton properties is traditionally in Alberton North, Mayberry Park and
Albertsdal. Prices for a three bedroom home with 1 bathroom could start from R650 000, depending on the condition
of the home. Highest prices achieved are in Meyersdal and Alberante, starting from R2m in Meyersdal all the way
up to over R15m. The average Alberton property, if you look at all the suburbs, would be between
R900 000 and R1 200 000 – for houses. Townhouses would range from R680 000 to R850 000 for a 3 bed, 2 bath unit.
Alberton is a great town to live in, with easy access to all the highways, airport and large
shopping centres. Our rates and taxes are still affordable and the town is well looked after by Ekurhuleni. There
will be definite benefits for the Alberton property investor when the new shopping complex has
been completed at the old Newmarket Racecourse.
About Alberton
Alberton is situated on the banks of the Natal Spruit River in close proximity to Johannesburg, Pretoria and the
East Rand. It has easy access to 3 highways (R59, N3 and N12) and is only 15 minutes from the OR Tambo International
Airport and Johannesburg CBD. Alberton, Germiston, Edenvale and Bedfordview forms the Ekurhuleni Metropolitan
Municipality. It is this proximity to big cities, airport and highways that makes Alberton properties
so attractive.
Although it is primarily residential in character it is very much a growing town with a population of over 200,000
and an industrial area with over 700 companies. Today Alberton has 18 suburbs, namely Alberante, Albermarle, Albertsdal,
Alberton North, Alrode, Brackendowns, Brackenhurst, Eden Park, Florentia, Mayberry Park, Meyersdal, New Redruth,
Randhart, Raceview, South Crest, Thokoza and Verwoerdpark. The 18 Alberton suburbs provide a wide
selection of properties to the property investor.
Alberton's history was started by a boy, Johannes Petrus Meyer aged only 13, who bought a piece of his father’s
farm, Elandsfontein. He opened a general store in 1870 and built himself a mansion in 1890, which miraculously
was left unharmed during the war and can still be seen today. Org Meyer took over the farm on his brother’s death
and sold a part of it to General Alberts, who proclaimed a township and named it Alberton. The first official
post office was opened in 1926 and construction of the new town hall started in 1938. The Alberton Boulevard was
development in the late 80's to early 90's.
Alberton's industrial area, Alrode, was established in 1943 by purchasing a part of the Roodekop farm. Alrode
is a well known industrial area with large national companies such as Dulux, Holcim and the South African Breweries,
which is the biggest brewery in the southern hemisphere. Many residential properties in Alberton
have been rezoned for business purposes with the suburb New Redruth and Hennie Alberts Street in Brackenhurst
a good example of that.
Alberton property owners have a variety of libraries, clinics, hospitals, sporting venues and
excellent schools to choose from and are close to many shopping centres such as Alberton City, The Glen, Eastgate
Mall and the East Rand Mall.
